What legal documents will I need to sell my home?

The decision to sell your home is never an easy one, even if you have to move because of work or some other important reason. As you prepare to list the home on the market in Fort Lauderdale, you will want to make sure you have all the required legal documents in order. Preparing these documents prior to listing the home can make the sale a smooth one for both parties.

The deed is above and beyond the most important legal document you will need when selling your home. If you cannot find the deed, you will have to obtain a copy of it from the county clerk. The deed will be used to transfer the ownership of the home from you to the buyer when the time comes.

Information about the current homeowners insurance policy for the home must also be obtained prior to the sale of the home. You will need to show that the home has been covered and currently is covered by insurance.

If you are renting the property to a tenant at the time of the sale, you will need to provide a copy of the current lease agreement. You will also need to provide proof that the tenant’s security deposit is still in your possession (bank statement).

The most recent property tax statement for the home should also be located and brought with you to the closing. This will help the buyer understand the taxes levied on the property. It will also show if taxes have been paid or if there are back taxes due.
