When title issues bring a deal to a screeching halt

When South Florida residents are getting ready to become part of their first residential real estate transaction, they are probably vaguely aware of one aspect of the deal that will pop up eventually: the title. The average person knows that this is an important part of any transaction involving residential property, and they are also usually aware that this is one of the more legalistic aspects of such a transaction. As a result, most buyers will get help in conducting a thorough investigation of any potential title issues from someone who knows what to look for and where to look.

In many cases, an investigation of the title of a certain piece of property will come up clean, and there are no title issues to gum up the works. And, in some other cases, any title issues that are found may be minor, and can be resolved relatively quickly. However, there are obviously some cases in which major problems can be discovered, and these are the issues that can bring a residential real estate deal to a screeching halt.

Addressing title issues can be a two-step approach. First, a buyer will need the right help in order to discover whether any issues exist to begin with. And then, the buyer will need to make a choice: is the deal still worth going through with? Or does some further action need to take place in order to correct the title issue and close the deal?
